Our Client  is seeking an organized and energetic project coordinator, a real estate investment and property management company.   The project coordinator will work closely with their construction project manager and adjunct team to organize and implement a wide range of capital improvement and property management projects for a growing real estate portfolio of industrial and office properties currently consisting of approximately 2 million square feet.   The projects are typically completed within a 1 to 3 month time line and use experienced and local sub-contractors that have a history with our company.   Typically, this person would have a  number of small to medium size projects running at the same time and organizational skills, strong communication and attention to detail is paramount.   The project coordinator will: 
 
Organize, enforce and improve the company' s construction/project management protocol and process and procedures
Keep track of all project-related paperwork including bids, schedules, permits, contracts, invoices, insurance certificates, change orders, punch lists,   lien waivers etc.
Monitor current projects and coordinate all construction trades and team members to keep work flow on track and on schedule and strictly following process and procedures
Organize and plan meetings with project manager and contractors and coordinate access, security and safety handouts and protocol throughout a project
Drive productivity and efficiency using/suggesting technology and software to simplify process and protocol
Track and analyze project risks and budget/schedule threats and recommend improvements and/or solutions
Grow the number of contractors and sub-contractors that are reliable/available for use and routinely evaluate their performance and quality of work

Technology savvy – strong use of Microsoft, including Word, Excel or other

Detailed " eyes” for diligent inspections and enforcing the highest of standards
